Most overwater villas are tied directly to an active Resort Operator Management Agreement. The operator takes a percentage of gross revenues (simulated here as 25%) to cover marketing, staffing, and resort utilities, distributing net proceeds back to the property sub-lease holder.
What is the standard land leasehold term in the Maldives?
Private islands and resort islands are leased by the government of the Maldives (Ministry of Tourism) for a head-lease term of 50 to 99 years. Sub-lease holders purchase their villas or resort plots for the remaining duration of this head lease, which can be legally renewed and extended.
Can foreign buyers own properties directly?
Foreign buyers cannot hold freehold title in the Maldives. Under the Maldives Land Act, foreign entities and individuals can hold long-term leasehold sub-leases of villas and private plots within approved resort islands, registered via the Strata Title Registry with the Ministry of Tourism — typically 30-99 years.
